The terms and conditions (“Terms” or “Terms of use”) of BulgariaBookers.com (the “Site”) represent a legally binding contract between Traventuria Ltd. (“we”, “us”, “our”), the owner of BulgariaBookers.com, and the users, whether they are Property Advertisers (namely property agents or owners) and/or “Travellers” (holidaymakers looking for accommodation). Please read them carefully. By using BulgariaBookers.com you automatically give your consent for following our terms and our Privacy Policy. If you do not agree with the terms of BulgariaBookers.com you are not allowed to have access or use the website. In some cases, Traventuria Ltd. with a separate contract may contract with certain users different or additional terms of use of the website. Such different terms and conditions will be formulated in an additional annex or in a separate agreement.

Claims and Indemnity
BulgariaBookers.com is only a venue offering a direct channel for Property Advertisers to promote and advertise properties and on the other side providing Travellers a wider choice in finding and renting accommodation in Bulgaria. BulgariaBookers.com and Traventuria Ltd. does not own, manage, form rate levels, nor are we a party in the process of renting and payment for a holiday property. We are not involved in the elaboration of payment conditions for any of the properties advertised on the website. Travellers contract for their chosen rental directly with the Property Advertisers and we are not part of this contract. Travellers pay for their rental directly to the owners or broker agents. Travellers should read carefully the payment & booking conditions supplied by the Property Advertisers, since such conditions vary from property to property (if these are missing we recommend you require them before booking).
We ask all users of the website to submit correct, reliable and adequate information. Travellers wishing to rent a property listed at BulgariaBookers.com pass through a registration process, which includes Visa, MasterCard or American Express card verification. The website and Traventuria Ltd. do not collect, store or process any credit or debit card information. The above mentioned verification has a sole meaning of reducing the spam and outlining the Travellers with serious intentions to rent a property. However, BulgariaBookers.com does not take any responsibility and should be relieved from any claims and indemnity regarding all issues and disputes that can arise during the booking, payment and renting. The Site does not provide any warranty and gurantee regarding the capacity of the Travellers to complete the booking process, nor to their behavior in the rented accommodation.
While listing a property in our site, we ask Property Advertisers for truthful, up-to-date and pedantically accurate information. We perform a further check on the provided text and picture material, but we do not have the practice to physically inspect and to make inventory of the properties, nor have control over their management. Though, we require Property Advertisers to advertise properties truthfully, fairly and accurately, and we take reasonable steps to remove listings from our site following any complaint from a Traveller or another Property Advertiser. We have no control over the accuracy of any advertisement or the capacity of any Property Advertiser to make a booking with the Traveller. We also do not give warranty for the capacity and willingness of the Property Advertisers to service bookings, payments and renting. We are released from any responsibility and liability to acts of fraud and omission of the Property Advertisers or any of the services a Property Advertiser agreed and contracted to supply and also any loss, incident or damage of personal belongings that may occur at the spot of the property.
In no case will we, the Site, Traventuria Ltd. and/or its management and employees be responsible or held liable for any lost of profits, and direct and indirect, consequential, incidental or involving damages connected with the use of our Site and our terms and conditions. This clause applies without regard of the causes (even in case of negligence of BulgariaBookers.com team or misfunctions) and the extend of the damages.
We do our best to protect the contents of our site and your private data (please see also our Privacy Policy), there is no 100% protection against misuse. Without our consent harmful software can also be distributed through our Site. We cannot be liable for any loss and damages to information caused by such intentional misuses of BulgariaBookers.com.
This does not affect our liability for fraudulent misrepresentation or if something we do negligently causes death or personal injury, nor any other liability which cannot be excluded or limited under applicable law.

Advertisers’ Agreement
The following documentation with additional clauses concerning the business relations between BulgariaBookers.com and the property owners or agents referred as Property Advertisers. If there is any disagreement with the additional term for Property Advertisers with the General Terms and Conditions, the clauses of the latter shall always prevail. Please read carefully the terms below. You indicate that you fully agree with them when you start advertising on our website.
Qualifying to advertise on BulgariaBookers.com:
- Property owners will be asked to provide proof of their ownership to the advertised property if they wish to upgrade to the Verified Listing option;
- Property owners may be asked to supply additional proof of their personal identity;
- Property agents additionally have to prove their legality and eligibility to advertise the property;
- We reserve the right to conduct further research to any Property Advertisers regarding his/her legality, right to advertise the property, ownership, credit past or any other information;
- All Property Advertisers pass a registration process and their listings appear upon our approval;
- Property Advertisers agree not to hold deposits or full payments unjustly and not correspondingly with their booking conditions;
- Property Advertisers agree not to unjustly deny access to the advertised property;
- Property Advertisers agree not to publish one and the same property twice or multiple times, even using different profils for that;
- Property Advertisers agree to follow our general Terms and Conditions;
- By receiving personal data from Travellers, Property Advertisers agree to handle this information according to our Privacy Policy, with utmost respect and confidentiality;
- Property Advertisers who list properties with the feature of Instant Confirmation agree to keep very strict allotment and if issues of unavailability occur to try to solve them in the manner convenient to the Travellers;
- Pictures posted at BulgariaBookers.com, generally, should depict only the assets of the property, not visual material of personal nature (peoples’ faces etc.)
- BulgariaBookers.com reserves the right not to allow listing of certain properties or stopping the advertisement of already published properties at any time if these do not comply with the Terms and Conditions.
- We try our best to advertise BulgariaBookers.com and its content and reach as many potential Travellers as possible, but the success rate is also dependable on your rates and ability to negotiate once a booking request is received.
- Property Advertisers agree to keep the same or lower prices for the properties offered by BulgariaBookers.com as they have on their own sites or provided to other such, competitive to BulgariaBookers.com.

Advertised content
Before activation of a certain advertisement all the submitted information will be checked and potentially approved by an administrator. We try to make the approval process as quick as possible. We may make suggestions to improve or/and to fall in the general vision of the website the presented data. Property advertisers are solely responsible for the content of any material that they submit to the site. BulgariaBookers.com is not liable for the truthfulness and accuracy of the provided information to the website and to its users.
Property Advertisers agree to precisely and truthfully describe the advertised properties. By submitting information to be advertised at BulgariaBookers.com you fully agree and take responsibility that:
- You possess all the necessary documents, rights and licenses to advertise the property that you are listing. You also consent that you can provide these to us if an inspection is required;
- The content you are submitting is yours or you have the needed licenses to distribute it. No copied texts (or pictures) from the description of other already listed properties will be accepted; 
- The photographs you submit are yours or you possess the needed by law document to submit them;
- Your advertisement does not include any impertinent content (e.g. any material that violates copyright, other intellectual property or privacy rights of a third party; nudity, pornography, racism or other discriminatory materials, information that stimulates hatred and offensive behavior; libelous or out of the savoir-vivre material; misleading and false information; listing a property twice or more times; through your postings to advertise other businesses or (even relevant) services as transfers, tours etc.; other material that can be considered inappropriate);
- You agree to keep us indemnified against all claims, which originate from your inability to provide the services you are offering through BulgariaBookers.com.
- The property in an advertisement may not be substituted for another property.

Please note that all changes to the property description require additional authorization by BulgariaBookers.com.

By listing your property at BulgariaBookers.com, you submit information for, which you retain intellectual property, but you also grant us a non-exlusive, with a worldwide coverage and irrevocable licence and right to use, edit, reproduce, record, modify, translate, distribute, play, perform, make available to all other users of our site, prepare derivative works of and to display the property data by any medium or method whether now known or later developed for the purpose of providing the services via our site and for promoting our services, including the right to assign, sub-license or transfer the whole or any part of these rights to a third party. You agree to waive any moral rights or similar rights that you have in relation with the data submitted to us whether such rights arise pursuant to the Copyright, Designs and Patents Act 1988 or equivalent legislation anywhere in the world.
We will fully co-operate with any law enforcement authorities or court order requesting or directing us to disclose the identity of or to locate anyone posting any Inappropriate Content or other similar material onto our site.

Features related to the Advertised Content and its marketing

It’s a paid option for Property Advertisers, by which we also require submission of ownership documents possessing plan of the property. Performing a check of the property documentation grants upgrade in the listings of the Property Advertisers, while for Travellers it is testimonial that a further research of the actuality and truthfulness of the published information has been performed. BulgariaBookers.com reserves the right not to be held liable of any misleading, inaccurate and erroneous data listed in the websites VIP sector. We do not inspect the property itself neither have we had any control over the property. All claims or indemnity issues should be directed to the Property Advertisers. Traventuria Ltd. as owner of the website should also be informed as to take further actions of resolving such problems with the Property Advertisers in question. VIP listed properties will be listed above all other properties in search results by customers.
>> Instant confirmations
Instant confirmation is a free of charge option offered to Property Advertisers. With this feature, Travellers are granted with possibility of receiving immediate confirmation to their enquiry and to “miss” waiting for a reply from the Property Advertiser. This functionality of the site is only to facilitate the booking process and speed up the communication between Travellers and Property Advertisers. BulgariaBookers.com does not take part in the renting, allotment and payment process. All issues with overbooking, misunderstandings, no-shows and other issues that may arise from this feature of the website should be handled between the Property Advertisers and Travellers. We try to make all functions of the website to work flawlessly, but the BulgariaBookers.com will not be held responsible for any problems that could occur in our system or in the internet, no matter the cause.

It is your responsibility to protect your user name and password. Each user agrees that the site, Traventuria Ltd. and its employees will have no responsibility and liability for acts, including fraud, from your account until the time we receive from you a written notification concerning your password and username unauthorized use. We also have the right, if we suspect that there is misuse and unauthorized use of your account, to suspended it till clarifying the matter.

Reporting Impertinent Content
All users of the website are advised to report any inappropriate and misleading information posted on BulgariaBookers.com as defined in the Terms or even if only considered impertinent by the user. Please notify us at our email. We will review your notice as soon as possible and take all necessary actions.
